The Acadia Investment Model
We originate short-term bridge and fix-and-flip loans to vetted real estate investors. Your capital is deployed into these loans, secured by first-lien mortgages, and you earn a fixed return while we handle all origination, underwriting, and servicing.
Asset-Secured
Every loan is secured by a first-lien mortgage on the investment property — your collateral. We pair that with rigorous underwriting and never lend more than 70% LTV, giving you a 30%+ equity cushion on every deal.

Acadia Capital's private lending opportunities are available to accredited investors as defined by the SEC. You qualify if you meet one of the following criteria:
Income Test
Individual income exceeding $200,000 (or $300,000 joint) in each of the last two years, with expectation of the same this year.
Net Worth Test
Net worth exceeding $1,000,000, individually or jointly with a spouse, excluding the value of your primary residence.
Professional Test
Holding a Series 7, 65, or 82 license in good standing, or certain knowledgeable employees of private funds.

Your investment is secured by a recorded first-lien mortgage on the investment property. This means if a borrower defaults, you have legal claim to the property ahead of all other creditors. We also maintain conservative LTV ratios (typically 70% or less) to ensure there is significant equity cushion protecting your principal.
The minimum investment is $50,000 for Class C (8% preferred return). Class B starts at $150,000 (9%) and Class A starts at $500,000 (10%). All classes earn quarterly preferred distributions secured by first-lien mortgages on investment real estate.
